The house is rented as one unit, meaning that you will NOT be sharing with basement tenants. You will be the only people occupying the house (unlike many other houses listed for rent that have separate basement suites rented to other people).
The house has a high efficiency furnace, programmable thermostat, and a tankless hot water system. This will help keep your utilities low! The back yard includes a large patio and a fire pit. There are flower gardens in the front and back, and space for a vegetable garden in the back as well. House has detached single car garage (but car door is currently out of service so I'm not listing that as a parking option). House is strictly NON-SMOKING!
Utilities (gas, water, electricity, etc.) are not included in rent.
The pics are a little old now. The pics were taken after we did some renos but that was several years ago. I don't have updated pics yet. The house has a few more miles on it now, but these pics are still representative. I just don't want to be misleading is all, so I'm stating this now.
There are several schools near by, and Edmonton's downtown core is just a few minutes drive. Street has mature trees which provide a green canopy in the summer.
I will consider allowing pets, but if accepted there is a non-refundable pet fee of $150 per animal per year.
