We are looking for a quiet professional, student or couple to live in our separated 636 sqft legal suite for a 1 year lease with the intent for longer term rental.
This is a:

  • with a 3 piece bath (shower, vanity, toilet + closet),
  • and open concept kitchen(12'1"x9')
  • + vaulted living room (14'10"x10'6")
  • with separate private entry from the side of the home.

It includes a full kitchen fridge, microwave, range-top/oven, (newly installed) dishwasher and has been recently renovated to reduce sound between living spaces. (The area outlined in heavy black on the floorplan picture denotes the 2nd floor suite area)

This suite is on the 2nd floor of our home, gets lots of southwest sun exposure, is 25 minutes from downtown by car, and is literally backing onto Thetis forest in a quiet cul-de-sac. It is within walking distance to malls, shops, & restaurants with Costco 2 minutes away and is literally steps away from the Phelps connector trail into beautiful Thetis lake forest. It is 10 minutes from Royal Roads University and 25 from the University of Victoria.
Transit access within 100m to the #47 and #57 stop providing access to downtown, goldstream, local malls and the Langford Transit Exchange.

The lease includes water, parking for one small car, and shared laundry facilities, but NOT power and cable/telephone/internet. Note that power will be billed separately based on a tenant usage and monitored by a secondary panel power monitor accessible to the tenant over internet.
We will be collecting and contacting successful applicants for viewing on Saturdays and Sundays in half hour slots between the hours of 10am and 3pm.
