We are a small and quiet community with Edmonton's premier K-9 school that your children will be able to attend by living here. This highly academic school is considered one of the best in the city.

The large upstairs master bedroom has his and hers closets, a king bedroom suite, and master bath with lots of storage, two vanities, and a custom shower with rain head and hand spray. Also upstairs is a large office with a built-in desk for 2 people, a piano, and convertible couch/bed. This room could be used for small children instead if furniture movement is requested.

The lower-level bedrooms are set up for children or guests. One bedroom has two twin beds, the other is a queen bedroom. This level also houses a full bath with double vanity, a laundry room with a new high efficiency washer/dryer set, and a chest freezer.

In the basement you will find the third gas fireplace, another smart TV, as well as large areas to relax, workout or create art.

The huge yard has a large, raised deck with table and chairs, a concrete patio for visiting with an outdoor sectional, and a large grassy area for play. The yard is fully fenced. With a car port, rear parking, as well as a garage, you have plenty of storage and parking.

For your comfort we have also added new high efficiency furnaces, HWT and central air conditioning.

Winter snow clearing, as well as summer gardening can be requested at a reasonable cost.

Your rental comes with internet & all utilities for a $700/mo fee.
