KITCHEN AREA: The u-shaped kitchen is bright and modern and includes a fridge and stove. There is plenty of cupboard space and a raised eat-in bar area to maximize space. 

OPEN CONCEPT LIVING/SLEEPING AREA: The living area/bedroom is very bright and spacious. It has a large basement window that lets in plenty of daylight during the day, with horizontal wood blinds for privacy and sleeping.

Or, community street parking is available with a street pass obtained from the City of Edmonton once your have signed your lease agreeemnent.

RESTRICTIONS:

-- This a non-smoking / no vaping building! Guests will need to smoke outdoors a minimum of 10m (30') away from the building. No exceptions. 
-- This is NOT a 1-bedroom suite - it is an open concept living space. Single occupancy only. No couples. Sorry! 
-- Pets ~ 1 cat or 1 small well-behaved dog (under 15kg) is negotiable with a $250.00 non-refundable pet deposit.
-- Shared utilities (heat, water, power) with the upstairs suite (30%).
-- Security deposit is the same as rent ($825.00). 
-- 1-year lease agreement with the option to renew. Shorter term is negotiable at a higher rental rate.
-- Security deposit and monthly rent to be paid by e-Transfer.
