Great house for a family or young professionals, available January 1st (or mid-December). Located in a nice, safe and quiet neighbourhood in the South end of Ottawa (on Uplands Drive, Hunt Club area). Nice location. Within a five minute walk (one minute drive) of the supermarket, pharmacy, and pizza, etc.. It takes about 15-20 minutes to drive downtown (via Bronson). If you'll be busing, the bus stop is a 2-3 minute walk away.

- Rent: $1,295 + utilities (water, gas, and hydro)
- 3 Bedrooms
- 1.5 bathrooms
- Central Air Conditioning.
- 5 appliances: Washer, dryer, stove, fridge, dishwasher.
- Finished basement

- 1 parking spot (free).
On Extra parking spots
As mentioned, you get one spot included for free.
If you have more than one vehicle, you can park on the street outside of the condominium's driveway during the summer for free.
When winter comes, you can't really park there due to the snow plows (unless you want a ticket ;-).
You can, however, rent an additional parking spot nearby for $60/month. That may be a good tactic for the winter months.
There's a small entryway with a separate door for privacy, and a closet for jackets and shoes. Walking into the house, you'll see a kitchen on the right, with fridge, stove and dishwasher, and a powder room/half bathroom on the left. Just past there is the living room area, with enough space to add a dining table closer to the kitchen (some people do that). You'll have access to the backyard through the back door.
(Please note that the dishwasher in the picture has been replaced with a new one, and the stove will likely be different as well.)
There's three bedrooms upstairs. The master bedroom is quite large, and the two other bedrooms are on the smaller side (they're a good size for small children or for a home office). Each room has a good amount of closet space, and a window with a nice view. There's also a full bathroom upstairs, and a large linen closet.
There's two sides to the basement: the Den and the Laundry room. The Den floor is partially tiled with white tiles. Note that the carpet in the picture is being replaced with wood-style flooring (Vinyl). The Laundry Room has the washing machine and dryer. There's also a nice amount of storage space in there.
The house is within a five minute walk of small plaza with Groceries (Metro), a Pharmacy (Shopper's Drug Mart), a corner store (Quickie), dentist, hair salon, etc.. It's close to a number of schools for children from Kindergarten to Grade 8. High Schools are also nearby. There's a park and Community Centre about 7-8 minutes walk away.
(The address itself is 3322 Uplands Drive. Google Maps shows the location if you enter that address (or click the link in ). Instead, enter "3372 Uplands Drive" in Google Maps, and you should see a more accurate location.)
Overall, it's a nice house, in a nice neighbourhood, with shops nearby. South Keys shopping plaza and Mooney's Bay Beach are also fairly close.
In case it helps, I asked the current tenants how much their utilities cost. While this probably won't be the exactly the same for new tenants, this may help with budgeting.
They said it's around:
- Gas: Around $100/month
- Hydro: Around $100/month
- Water: Fixed at $65/month
The Gas and Hydro prices fluctuate based on the season. For example, Hydro changes depending on whether the Air Conditioner is on or off; Gas will change based on whether the furnace is on or off (i.e. winter vs summer).
The Water (which also includes the Sewer Surcharge and Fire Supply fees from the City) is fixed at $65/month, no matter how much water you use.
